POSITION OVERVIEW

The Chief Accountant (under Vien Ba Property Management Company, a subsidiary of Openasia Group) is responsible for overseeing all accounting and financial operations of the Company, ensuring accuracy, transparency, compliance with Vietnamese regulations, and effective financial governance. The role also provides valuable financial insights and recommendations to support management in optimizing the performance of commercial assets, including office buildings, retail spaces, and other income-generating properties.


JOB DESCRIPTION

1.    Financial Accounting & Reporting

  • Manage and oversee the Company's accounting operations in compliance with Vietnamese Accounting Standards (VAS) and applicable regulations.
  • Prepare, review, and ensure the accuracy of monthly, quarterly, and annual financial reports.
  • Monitor cash flow, rental income, service fees, and operating expenses.
  • Analyze revenue and cost performance by asset, property, or business unit.
  • Ensure timely and accurate financial reporting to management and Group Finance.

2.    Tax & Compliance

  • Ensure full compliance with tax regulations, including VAT, Corporate Income Tax (CIT), Personal Income Tax (PIT), and other statutory requirements.
  • Act as the primary contact for tax authorities, auditors, and regulatory inspections.
  • Identify and mitigate financial, accounting, and compliance risks.
  • Keep abreast of changes in accounting, tax, and regulatory requirements and ensure timely implementation.

3.    Budgeting & Financial Planning

  • Develop and manage annual budgets and monitor budget performance.
  • Prepare cash flow forecasts and recommend financial optimization initiatives.
  • Analyze asset performance, including occupancy rates, yields, and cost efficiency.
  • Support management with financial analysis and decision-making.

4.    Internal Control & Process Optimization

  • Establish, maintain, and improve internal control systems and accounting procedures.
  • Standardize finance and accounting processes across multiple sites or business locations, where applicable.
  • Recommend initiatives to improve operational efficiency and cost management.
  • Ensure proper documentation and compliance with internal policies and procedures.

5.    Stakeholder Management

  • Collaborate with Group Finance on financial reporting, consolidation, and governance matters.
  • Maintain relationships with banks, auditors, tax authorities, and external partners.
  • Provide financial support and recommendations to the CEO regarding investment, operational, and business decisions.
  • Support cross-functional teams on finance-related matters.

     


JOB REQUIREMENT

  • Bachelor's Degree in Accounting, Finance, Auditing, or related fields
  • Chief Accountant Certificate as required by Vietnamese regulations
  • Strong knowledge of VAS and Vietnam tax regulations
  • Good understanding of rental income and service fee business models
  • At least 7 years of experience in Accounting, Tax Accounting, General Accounting, or Chief Accountant positions
  • Experience working in SME environments and/or multi-site organizations; experience in real estate, property management, building operations, or retail leasing is an advantage
  • Strong analytical and detail-oriented mindset
  • Strong ownership mindset and accountability
  • Proven experience in financial reporting, financial statement preparation, and accounting operations management
  • Strong problem-solving, and risk management skills
  • Proficiency in Microsoft Excel and accounting software
  • Ability to communicate effectively and collaborate with both internal and external stakeholders
